Text Box: As a Chartered Surveyor, David Oswick FRICS will examine everything that is reasonably visible; roof spaces where there are trap doors, and outside roofs with ladders where practical. He will lift trap doors in floor and, where considered necessary, with the owners consent he will take up sample floorboards to inspect under the floor. If you are buying a house it must be remembered that the Surveyor cannot risk causing damage to someone else’s property and it is particularly impractical to lift floorboards where vinyl flooring, stuck down carpeting or parquet flooring is attached. Further complications may occur where heavy items of furniture or personal effects are contained within the room. Commonly windows have been screwed up or are stuck fast with paint, and opening them would be unwise as the supports would be damaged. Mr Oswick will make any restrictions clear within his report. Every effort would be made to inspect the structure as fully as possible but as the inspection is limited to the accessible portions the surveyor would not be able to vouch for the lack of rot, beetle and other defects
